Borrower Eligibility
Who Qualifies for a Concierge Capital Bridge Loan?
We lend to a wide range of real estate investors — from first-time flippers to seasoned professionals managing multiple projects simultaneously. Our underwriting focuses on the asset and the deal, not just your credit score or W-2 income.
Experience Level
We work with first-time flippers and experienced investors alike. Experienced borrowers with 3+ completed flips unlock enhanced leverage and better pricing.
Entity Structure
Loans are made to LLCs, corporations, and other business entities. Personal loans for investment properties are not available. Standard for serious investors.
Credit Requirements
Minimum 620+ FICO required for standard Fix & Flip loans. Gap Funding requires 680+ minimum FICO. Higher scores qualify for better rates and leverage. We look at the full picture, not just the number.
Liquidity
Borrowers must demonstrate sufficient reserves to cover down payment, closing costs, and a reasonable cushion for project contingencies.
