A Debt Service Coverage Ratio (DSCR) loan is a mortgage product specifically designed for real estate investors. Unlike conventional loans, DSCR loans qualify borrowers based on the income generated by the property — not W-2s, tax returns, or personal income documentation.
The DSCR is calculated by dividing the property's gross rental income by its total monthly debt obligations. A ratio of 1.0 means the property breaks even; a ratio above 1.0 means it generates positive cash flow.
